5 Common Home Repairs: A Service Manager's Guide to Knowing When to DIY

I once told a customer to "just replace the thermocouple" on a gas heater—without asking whether she had electronic ignition. A running toilet is easy to diagnose but hard to fix if you grab the wrong part. The toilet fill valve is the vertical tube with the float on the left inside the tank. There are two main types—float-cup and ballcock—and they adjust differently.

Scenario A: Water level is higher than the overflow tube

Adjust the float. Float-cup valves have a clip on the side; ballcocks have a screw at the top. Lift the float slightly and flush to test. The water should stop about half an inch below the top of the overflow tube. This is genuinely a two-minute fix.

Scenario B: Water level is correct, but the valve still runs

Shut off the supply valve, flush the toilet, and pull the fill valve cap. Clean the small inlet screen at the top—debris is a classic culprit. If the rubber seal at the bottom is cracked or warped, a replacement is cheap. But bring the old valve's stem to the hardware store (I've done this wrong—twice). Use wet sanding methods, clean up with a HEPA vacuum, and consider hiring a lead-safe certified contractor for anything bigger than a quarter-sized chip.
